Why AMPI? Paul is a member of AMPI. This is an association set up to ensure agents work with integrity and endevour to look after their clients. They also complete training to be apart of this association. When choosing your agent, make sure they are a member of AMPI. One important reason, as an AMPI member, we list your property on FLEX MLS. This is the main mls here in Puerto Vallarta which is where all the agents and good buyers search for listings. To maximise your properties exposure, we must be listed on this MLS. 
To list your property with Paul Trimmer Real Estate Agency, you will need to sign a standard AMPI listing agreement. Feel free to have a look over a draft Listing agreement to give you an idea of an AMPI Puerto Vallarta Listing Agreement.

What does it cost to Sell? 
  • Standard AMPI Realtor Fees for most types of properties are 8% plus IVA (IVA is Sales Tax). Talk more with Paul about this. 
 
  • Your Capital gains Tax obligations. Talk to Paul about this. 
 
  • Bank Trust (concluding or passing on to the new owner costs). This tends to be around $1500 USD and is really the only closing cost you will have.  
 
  • Note: The Closing Costs (4-6% of the sale price) and Escrow fee is paid for by the buyer. 
If you sell your property for more money than you paid, you will have some Capital Gains tax to pay. Paul can arrange to get you a capital gains tax estimate to know your obligation. Then if you are eligible to minimise your capital gains tax, the lawyer (or your own Puerto Vallarta Lawyer) can talk to you about the steps to do that. If you are planning to go through the steps to minimise the capital gains tax, these steps would need to be done before your property can be marketed. 
You tend to get 24 hours notice for a showing request. However the more flexible and easy to show potential qualified buyers your property, the higher chance of getting more showings and a successful sale. 

If you rent your property, the long term renters or short term renters need to know that your property is on the market and that showings maybe taking place during their stay. 
To list your property we are going to need to collect some documents and information from you. Here is a draft list for you to familiarise yourself with. 
During the process of the transaction, By Law, for Anti-money laundering laws/reasons, we have to collect information from you. This is a form that we would have to have filled out. The information is for the Notary so they can make the transaction happen. We also have to get a flat scanned color copy of your passport and utility bill. A transaction does consist of quite a bit of administration paperwork but we have systems to make it as quick and painless as possible.
